As you enter the villa you are greeted with a fabulous tiled hallway with carpeted living room and dining area to your right.

The hallway then leads to the spacious open plan family room & kitchen beyond.

A wonderful room to relax after a long day around the parks / golf course / shops.

Containing two sofas (one of which will convert into a double bed for extra capacity) and matching coffee table.

Adjacent to the living room in the corner is the beautifully decorated dining area with glass-topped dining table with 4 chairs and is ideal for intimate formal dining.

Includes two comfortable sofas and a reclining armchair. For your family entertainment, we provide a 55" Smart LED cable TV, DVD, DVD and book/magazine library.

Patio doors lead out onto the pool deck.

Fully fitted kitchen has light oak cabinets and a comprehensive range of appliances. Includes a huge American fridge/freezer with ice and water dispenser, waste disposal unit, electric cooker/hob, microwave, dishwasher, coffee maker, kettle, toaster, sandwich toaster. Also includes a large range of tableware, glasses and cutlery.

The pleasant breakfast dining area adjacent to the kitchen provides a table and 6 chairs and is ideal for informal meals or playing board games.

The remaining 3 bedrooms & living area are served by the Jack & Jill bathroom (between the 3 bedrooms). There is a bath with shower over, WC and built-in marble-topped sink unit. 

This bedroom comes equipped with 2 x twin sized beds with a matching shared nightstand, chest of drawers with 32" LCD cable TV above, ceiling fan and built-in wardrobe.

The laundry room provides a washing machine, tumble dryer, ironing board, iron and clothes airer for your convenience - enabling you to keep your luggage light so there is plenty of room for all those bargain designer clothes from the excellent local outlet malls. 

The door leads to the double garage.

The deck has been extended to accommodate an oversize swimming pool and offers spectacular panoramic views over the fourth green, fifth tee and fairway, ninth fairway and the conservation area beyond and are ideally placed to watch the enchanting sunsets to the west.

The pie-shaped plot ensures the deck and pool area has excellent privacy and is not overlooked either from properties to the sides or properties to the rear – because there aren’t any.

Being direct south-facing, the sun is on the rear deck from sunrise to sunset but a covered lanai area provides outdoor shade if required.

There are 4 sun-loungers available and plenty of space to move them around. There is an outdoor dining area under the covered lanai offering a patio table with seating for six plus a ceiling fan for your additional comfort.

The safety of your family is our utmost priority - the pool is protected by a pool safety fence (which can be removed at your own risk) and the patio doors can be double locked to provide extra security for young children.

For the ultimate in alfresco dining experience, we can provide a gas BBQ for $68/week - please request this in the booking form and we will ensure a clean BBQ with tools and full gas bottle is delivered to the villa.

We do not encourage the use of BBQ’s within the screened area because of the fire risk but you can use the BBQ outside the screened area.

We provide free high-speed DSL WiFi internet access throughout the villa and pool deck. Just bring your own laptop, tablet or smartphone to connect to internet and email.

We have tried to include everything a young family could wish for in a holiday home such as a foldaway cot (crib) and highchair (stored in master bedroom walk-in closet)

If you need additional equipment please request this in the online booking form and we will advise on the rental costs by return.

Please note that we do not provide bedding for the cot (crib) due to hygiene reasons and that parents usually prefer to bring their own.

All towels and linens are provided although we do ask that no linens be removed from the house. If you plan on travelling to the beach on either coastline, please bring your own beach towels or purchase them locally for very little money.

No need to get stressed on arrival - our villa has an electronic keyless entry system, so if you are delayed at the airport, you can get into the villa anytime of the day or night - no need to travel miles out of your way in unfamiliar territory to collect keys - just pull up on the drive, tap in the numerical code provided and your holiday can begin !!

Our villa is maintained by a very responsive and friendly management company located close to resort. This ensures that all our guests receive the most efficient, friendly and personal service 24/7.

It's a 5 - 10 minute walk to Berry Town Center where you will find a Publix with a gas station, Applebee's restaurant, IHOP restaurant, Chinese takeaway, English bar & fish & chips shop, Irish bar, Pizzeria, Thai & Japanese restaurants, bank and more... 

Across the road from Berry Town is a large CVS Pharmacy & Dollar discount store.

There is also a 24hr WalMart Superstore just 10 minutes drive up the US27, or if you travel 13 miles south on the US27 you will find an ALDI store.

On the US192 you will find a great selection of popular restaurants within a 15-minute drive including the excellent Manny's Chophouse, Olive Garden, Bahama Breeze, Millers Alehouse, Texas Roadhouse, Joe's Crab Shack, Carrabba's, TGI Fridays, Bonefish Grill and loads more...
