It features a large extended pool area (one of the largest in the community) - a great place to spend time in the sun, enjoying the pool or spa, or relaxing under the lanai, perhaps watching the TV or dining, having cooked a meal on the BBQ - Florida outside living at its best! Located a level walk from the community pool area, you can have fun on the Lazy River, the slide, join in the activities, play tennis, keep fit in the gym or simply relax!  Ideally located just a few minutes to the I4 and easy access to Disney 20 minutes and Universal around 30 minutes - there are many options for shopping and dining at Champions Gate and golf closeby.

As you enter the villa you are greeted with a fabulous open-plan living space with a staircase to your immediate left and a spacious great room with views to the pool and the large kitchen/dining area to the left of the great room.

The comfortably furnished room with direct access & views to the pool deck offers ample seating on 3 leather sofas for you to relax and watch the 65" wall-mounted Roku enabled LCD Smart cable TV with DVD player, soundbar and bass speaker and a portable CD player.

The spacious luxury kitchen with quality stainless steel appliances and granite countertops has all the amenities including 2 x dishwashers, stove with oven, microwave, 2 x refrigerators & freezers with automatic water and ice dispensers, waste disposal, coffee maker (filter and Keurig K-cups), blender, 2 x toasters & electric kettle.

Adjacent to the kitchen with spectacular views onto the pool deck, the beautifully decorated dining area with large dining table with 16 chairs and is ideal for large parties and formal dining. 

The breakfast bar off the kitchen island unit offers additional seating for 4 on bar stools.

One of two laundry rooms (laundry facility upstairs as well) provides a washing machine, tumble dryer, ironing board and iron for your convenience - enabling you to keep your luggage light so there is plenty of room for all those bargain designer clothes from the excellent local outlet malls.

The air-conditioned games room is equipped with a variety of activities for all ages and interests. With a pool table, air hockey & table foosball, a PacMan arcade machine, a retro tabletop gaming machine, a Roku enabled LCD Smart TV with an Xbox games console - you will never have to complain that there is nothing to do

The large pool with a South-facing deck with open conservation views (no rear neighbours) has 12 sun loungers for your sunbathing comfort.

To one end of the shady covered lanai with 2 ceiling fans there is a patio set including a table and 8 chairs. 

At the other end of the long lanai, we provide 2 comfortable sofas, 4 chairs and an outdoor wall-mounted LCD TV.

For your relaxation after a hard day at the theme parks, why not indulge yourself in the bubbling built-in spa ?

The removable toddler screen is provided to prevent small children from wandering into the unsupervised pool plus a pool-door alarm so you know your children are safe.

For the ultimate in alfresco dining experience, we have provided a free gas BBQ for use by the poolside. Please note that replacement gas refills are not included but can be purchased cheaply from the local gas station.

The large seating area located at the top of the stairs has 2 comfortable 3 seater sofas, a 65" wall-mounted Roku enabled LCD Smart cable TV with a soundbar and a round 4 seater poker table, ideal for playing cards or board games. The loft is an ideal place to escape the buzz and excitement of downstairs, for some real relaxation time. 

The second laundry facility located in a cupboard adjacent to the loft area provides additional laundry facilities for larger groups. All towels and linens are provided although we do ask that no linens be removed from the house. If you plan on travelling to the beach on either coastline, please bring your own beach towels or purchase them locally for very little money.

No need to get stressed on arrival - our villa has an electronic keyless entry system, so if you are delayed at the airport, you can get into the villa anytime of the day or night - no need to travel miles out of your way in unfamiliar territory to collect keys - just pull up on the drive, tap in the numerical code provided and your holiday can begin !!

We also provide a safe for your valuables.

Our villa is maintained by a very responsive and friendly management company located close to the resort who keep our home in immaculate condition and are fastidious about cleanliness. They are on hand to help you with any issues which may arise during your stay and all our guests receive the most efficient, friendly and personal service 24/7.

In place of a security deposit, we charge a one-off $69 or £45 non-refundable insurance premium in addition to the rental costs quoted on the website. On confirming a booking we will add the premium to the money owed and advise of this by email.

The excellent resort clubhouse and community pool are about a 17-minute walk from the villa or 3 minutes in a car.

The clubhouse sports a resort-style pool with beach entry and water slide, a multi-jetted circular spa, an amazing Lazy River, a Tiki Bar, a state-of-the-art fitness centre, tennis, volleyball, soccer, a playground tot lot and much more.

The ChampionsGate village shops, supermarket and many restaurants & bars are only a 13-minute car journey away off ChampionsGate Blvd.

There is also the Berry Town Centre just 20 minutes up the US27 where you will find a Publix supermarket with a gas station, Applebee's restaurant, IHOP restaurant, Chinese takeaway, English bar & fish & chips shop, Irish bar, Pizzeria, Thai & Japanese restaurants, bank and more... 

Across the road from Berry Town is a large CVS Pharmacy, Starbucks & Dollar discount store.

At Posner Park, there is shopping, restaurants and entertainment including Target, JC-Penny, Petsmart, Dicks Sporting Goods, Best Buy, Staples, Ross, Michaels, Books-A-Million, Cinepolis IMAX cinema and many more within a 15-minute drive.
