As you enter the villa you are greeted with a fabulous open plan living space with luxurious tiled floors and vaulted ceiling, leading to the dining area and kitchen to the left and the family room beyond.

Adjacent to the kitchen and family room is the beautifully decorated & tiled dining area with a large dining table with 8 chairs which is ideal for large parties and formal dining.

The comfortably furnished and tiled family room with a large rug and direct access & views to the pool deck offers ample seating for you to relax and watch the large wall-mounted smart TV.

Luxury kitchen with stainless steel appliances has all the amenities including dishwasher, stove with oven, microwave, refrigerator & freezer with automatic water and ice dispenser, waste disposal, coffee maker, blender, toaster & electric kettle.

The pleasant breakfast nook adjacent to the kitchen with views overlooking the pool deck has a square table and 4 chairs.

The master bedroom with its wonderful views over the pool deck through sliding patio doors has been furnished with a king-sized bed with matching nightstands, a chest of drawers, a walk-in wardrobe and a large wall-mounted smart TV.

The connecting spacious Cabana ensuite bathroom has a walk-in double shower, single vanity and WC. We also provide a hair dryer.

This bathroom also serves as the pool bathroom.

The second master bedroom with views over the front gardens has a queen-sized bed with matching nightstands, a chest of drawers, a large wall-mounted smart TV and a built-in wardrobe.

The ensuite bathroom features a bath with a shower over, a single vanity and a WC. We have also provided a hair dryer.

This bedroom comes equipped with bunk beds (twin over full-size) and a matching chest of drawers, a wall-mounted smart TV and a built-in wardrobe. The bedroom is themed with Mickey Mouse bedding.

This bedroom also comes equipped with 2 x twin-sized beds with a matching nightstand and chest of drawers. Within the room, there is also a wall-mounted smart TV and a built-in wardrobe. The bedroom is themed with Mickey Mouse bedding.

Both twin bedrooms and the main living space are served by the remaining Jack & Jill family bathroom. There is a bath with shower over, WC and built-in sink unit.

The games room is equipped with a variety of activities for all ages and interests. With a pool table, table foosball and basketball game - the kids will never have to complain that there is nothing to do

The laundry facilites located in the garage/games room and provides a washing machine, tumble dryer, ironing board and iron for your convenience - enabling you to keep your luggage light so there is plenty of room for all those bargain designer clothes from the excellent local outlet malls.

The large pool with west west-facing deck provides 2 sun loungers (plus 2 additional foldable sun loungers) for your sun bathing comfort and a patio table with 8 chairs under the shady covered lanai with a ceiling fan.

To prevent small children from wandering into the unsupervised pool, there are pool-door alarms so you know your children are safe.

For the ultimate in alfresco dining experience, we can provide a gas BBQ for $85/week - please request this in the booking form and we will ensure a clean BBQ with tools and full gas bottle is delivered to the villa.

We provide free high-speed DSL WiFi internet access throughout the villa and pool deck.

All towels and linens are provided although we do ask that no linens be removed from the house.

If you plan on travelling to the beach on either coastline, please bring your own beach towels or purchase them locally for very little money.

We can provide rental baby equipment such as a cot (crib) & highchair. Please request these items in the booking form if required and the owner will advise you of the rental cost based on the length of your stay.

Please note that we do not provide bedding for the cot (crib) due to strict Florida hygiene laws, which isn't normally an issue as most parents usually prefer to bring their own.

Our villa is maintained by a very responsive and friendly management company located close by. This ensures that all our guests receive the most efficient, friendly and personal service 24/7.

No need to get stressed on arrival - our villa has an electronic keypad entry system, so if you are delayed at the airport, you can get into the villa anytime of the day or night - no need to travel miles out of your way in unfamiliar territory to collect keys - just pull up on the drive, tap in the 6 digit code and your holiday can begin !!

For your security and of our property, this villa is equipped with 2 security cameras located as follows:

1. Camera at the front door approach
2. Camera facing the driveway area.
3. All cameras are activated by motion and record video and audio remotely.

For your privacy, there are no cameras located inside the villa or around the pool area.

Approximately a 9-minute walk to the Lake Berkley clubhouse which provides a large TV lounge with comfy seating, making it the perfect place to meet up with other holidaymakers from around the world.

A well-equipped gym enables you to keep to your exercise routine, even when you are having fun in the sun. Outside, families will love the large heated community swimming pool and separate heated spa, or the lakeside picnic and BBQ areas, the perfect place to relax and watch the sun go down.

With three lakes in the community, wildlife is in abundance including hawks, turtles and even the occasional alligator! The largest lake, covering 14 acres, is spring-fed and provides excellent fishing opportunities, especially from the pier.

Other family members might just want to lay back in the sun and enjoy the sandy beach that has been created nearby. The community basketball, tennis and beach volleyball courts beckon sports enthusiasts, or maybe jogging along the path by the lake will please you!

The 24-hour manned security staff at the entrance to the community also help provide peace of mind and gives you a secure and safe environment for you and your family.

It's a 5-minute drive to the US192 you will find a selection of popular restaurants including Chick-fil-A, Chipotle, Burger King, and Medieval Times Dinner & Tournament. Further afield you will find an enormous selection of restaurants and bars along the US192 westbound towards Disney.

Grocery shopping including Walmart and ALDI are also only a 5-minute drive away on the US192.
