As you walk in through the decorative glass doors you are greeted with a fabulous tiled hallway leading off to the carpeted pool room on the left and ahead of you is the carpeted living room with views of the pool deck.

Directly off the foyer with views onto the front gardens is the pool room with a full-size slate pool table enjoying air-conditioned comfort. There are 3 high-level chairs for spectators to watch the game unfold or wait their turn to play.

Leading on from the entrance foyer is the comfortable living room with a sofa, armchair and a chaise longues providing comfortable seating for up to 5. This area is perfect to relax away from the noise from the rest of the house. There is direct access to the pool deck via sliding patio doors.

The master bedroom #1, kitchen and family room lead off this room.

The comfortably furnished room with a cathedral ceiling with direct access & views to the pool deck offers ample seating on 2 sofas and pouffe for you to relax and watch the enormous LCD cable TV. There is even a book rack offering a selection of preread books for your enjoyment.

Luxury modern recently remodelled kitchen with white Corian countertops and quality appliances has all the amenities including a dishwasher, stove with oven, microwave, refrigerator & freezer with automatic water and ice dispenser, waste disposal, coffee maker, blender, toaster and cordless kettle.

The breakfast bar is equipped with 4 bar stools which make socialising around the kitchen a pleasant and comfortable experience or serve for breakfast or informal lunch.

Situated in a cosy alcove off the kitchen and family room is the pleasant breakfast nook with a round table and 4 chairs. Views onto pool deck.

The laundry room adjacent to the kitchen provides a top loading washing machine, tumble dryer, ironing board and iron for your convenience - enabling you to keep your luggage light so there is plenty of room for all those bargain designer clothes from the excellent local outlet malls.

The large master bedroom with adjoining sitting room with its wonderful views over the pool deck via sliding patio doors in the sitting room has been furnished with a king-sized bed with matching nightstands, a large cabinet with drawers housing an LCD cable TV, a walk-in wardrobe, ceiling fan, and an alarm clock.

The sitting room is equipped with 2 armchairs - perfect to relax with a coffee whilst looking out onto the pool deck. There is also a ceiling fan.

The connecting spacious ensuite bathroom has a large spa bath, walk-in double shower, his & hers sinks and a separate WC. We also provide a hair dryer.

The second large master bedroom has been furnished with a queen-sized bed, matching nightstands, a chest of drawers with LCD cable TV & mirror above, a walk-in wardrobe, an alarm clock, and a ceiling fan.

The adjacent ensuite bathroom has a walk-in shower, a vanity sink and WC. We also provide a hairdryer. This bathroom also serves as the pool & downstairs bathroom during the day.

The garage has been converted to a games room and is equipped with a full-sized table tennis table.

The south-west facing oversized pool (32' x 18') with Jacuzzi spa in the massive extended (52' x 26') deck provides plenty of space for sunbathing, barbecues and children to play.

The pool deck overlooks a woodland conservation area through partial mature planting to the rear exterior of the pool screen.

There are 8 quality sun loungers plus a patio table with 4 chairs on the pool deck.

When the sun gets too hot you can retreat to the shade of the (20' x 11') lanai, which is furnished with another patio table & 6 chairs - a great place for alfresco dining whilst watching the beautiful sunset.

For your relaxation after a hard day at the theme parks, why not indulge yourself in the bubbling built-in spa ? Underwater lighting makes the pool & spa look great.

To prevent small children from wandering into the unsupervised pool there are pool-door alarms on all doors leading onto the pool deck so you know your children are safe.

For the ultimate in alfresco dining experience, we can provide a gas BBQ for $85/week - please request this in the booking form and we will ensure a clean BBQ with tools and a full gas bottle is delivered to the villa.

All towels and linens are provided although we do ask that no linens be removed from the house. If you plan on travelling to the beach on either coastline, please bring your own beach towels or purchase them locally for very little money.

We can provide rental baby equipment such as a cot (crib) & highchair. Please request these items in the booking form if required and the owner will advise you of the rental cost based on the length of your stay.

Please note that we do not provide bedding for the cot (crib) due to strict Florida hygiene laws, which isn't normally an issue as most parents usually prefer to bring their own.

Let's face it, these days you are going to have heaps of devices with you that all want faster internet access.  And that's why we have equipped the villa with a high-speed internet connection.

The wireless is set-up so that it's accessible in the whole villa and out on the pool deck.  You can read the news, stream a video or just keep up with friends back home; and you can do it all with the most amazing view in front of you.

Our phone package provides you with free local, and long-distance US/Canada calls.

No need to get stressed on arrival - our villa has an electronic keyless entry system, so if you are delayed at the airport, you can get into the villa anytime of the day or night - no need to travel miles out of your way in unfamiliar territory to collect keys - just pull up on the drive, tap in the numerical code provided and your holiday can begin !!

Our home features a fully monitored ADT alarm & smoke detector system for your security and peace of mind.

We also provide a safe for your valuables.

In place of a security deposit, we charge a one-off $65 non-refundable insurance premium in addition to the rental costs quoted on the website. On confirming a booking we will add the premium to the money owed and advise of this by email.

Our villa is maintained by a very responsive and friendly management company located close to resort. This ensures that all our guests receive the most efficient, friendly and personal service 24/7.

It's a 26-minute walk (or 5 minutes in a car) to Berry Town Center where you will find a Publix with a gas station, Applebee's restaurant, IHOP restaurant, Chinese takeaway, English bar & fish & chips shop, Irish bar, Pizzeria, Thai & Japanese restaurants, bank and more... 

Across the road from Berry Town is a large CVS Pharmacy & Dollar discount store.

There is also a 24hr WalMart Superstore just 10 minutes drive up the US27, or if you travel 13 miles south on the US27 you will find an ALDI store.

On the US192 you will find a great selection of popular restaurants within a 15-minute drive including the excellent Manny's Chophouse, Olive Garden, Bahama Breeze, Millers Alehouse, Texas Roadhouse, Joe's Crab Shack, Carrabba's, TGI Fridays, Bonefish Grill and loads more...
