As you enter the spacious 1825 sqft villa you are greeted with a fabulous tiled hallway leading off to the kitchen on the left and laundry room & cloakroom to the right. The hallway then leads onto the spacious family room beyond.

The fully equipped kitchen with good quality appliances including a full-height fridge freezer with ice maker, dishwasher, full-size oven, microwave, electric kettle, coffee maker, toaster, blender, waste disposal unit, ample pots, pans and crockery. 

To the back of the kitchen is the pleasant breakfast nook with round table seating 2 with attractive views over the front gardens.

The family room with views and access to the pool deck has 2 comfortable sofas to enable the whole family to enjoy the entertainment centre complete with an enormous LCD cable cable TV, DVD player and Xbox One games console

Located in a cosy alcove off the family room, this beautifully decorated room with views onto the pool deck offers a large dining table with 6 chairs and is ideal for large parties and formal dining.

There is an open hatch access to the kitchen, which enables easy transfer of food from the kitchen to the dining area.

The laundry room is fitted with a washing machine and tumbler dryer, ironing board, iron, airer and vacuum cleaner. Separate towels for use by the pool are also stored here.

Located next to the laundry room and is equipped with a pedestal sink and WC

The large master bedroom with its wonderful views over the pool deck has been furnished with a king-sized bed, matching nightstands, a chest of drawers with mirror above, a walk-in wardrobe, an LCD cable TV, a ceiling fan, and an alarm clock.

The connecting spacious ensuite bathroom has a large walk-in double shower, his & hers sinks and WC. We also provide a hairdryer.

The games room is equipped with a variety of activities for all ages and interests. With a new slate bed pool table & table foosball - the kids will never have to complain that there is nothing to do.

The large pool with a northeast-facing deck has fantastic open views over the fabulous golf course.  We have provided 4 sun loungers for your sunbathing comfort and a patio table with 4 chairs under the shady covered lanai.

To prevent small children wandering into the unsupervised pool there are pool-door alarms so you know your children are safe.

For the ultimate in alfresco dining experience, we can provide a gas BBQ for $85/week - please request this in the booking form and we will ensure a clean BBQ with tools and full gas bottle is delivered to the villa.

All 3 upstairs bedrooms are served by the remaining family bathroom which has a bath with shower over, WC and built-in sink unit.

All towels and linens are provided although we do ask that no linens be removed from the house. If you plan on travelling to the beach on either coastline, please bring your own beach towels or purchase them locally for very little money.

We can provide rental baby equipment such as a cot (crib) & highchair. Please request these items in the booking form if required and the owner will advise you of the rental cost based on the length of your stay.

Please note that we do not provide bedding for the cot (crib) due to strict Florida hygiene laws, which isn't normally an issue as most parents usually prefer to bring their own.

We provide free high speed wireless WiFi internet access throughout the villa and pool deck.

No need to get stressed on arrival - our villa has an electronic keyless entry system, so if you are delayed at the airport, you can get into the villa anytime of the day or night - no need to travel miles out of your way in unfamiliar territory to collect keys - just pull up on the drive, tap in the numerical code provided and your holiday can begin !!

Our home features a fully monitored alarm & smoke detector system for your security and peace of mind.

Our villa is maintained by a very responsive and friendly management company located within the resort. This ensures that all our guests receive the most efficient, friendly and personal service 24/7.

In place of a security deposit, we charge a one-off $69 non-refundable insurance premium in addition to the rental costs quoted on the website. On confirming a booking we will add the premium to the money owed and advise of this by email.

The golf clubhouse is a 13-minute walk away where you can go to book a round of golf on the excellent golf course.

The community pool, tennis courts and children's play area are literally across the road from the golf clubhouse.

It's a 30 - 32 minutes walk (or 5 minutes in a car) to Berry Town Center where you will find a Publix with a gas station, Applebee's restaurant, IHOP restaurant, Chinese takeaway, English bar & fish & chips shop, Irish bar, Pizzeria, Thai & Japanese restaurants, bank and more... 

Across the road from Berry Town is a large CVS Pharmacy & Dollar discount store.

There is also a 24hr WalMart Superstore just a 10-minute drive up the US27, or if you travel 9 miles you will find an ALDI store on the US192 which is considerably cheaper than Publix or Walmart.

On the US192 you will find a great selection of popular restaurants within a 15-minute drive including the excellent Manny's Chophouse, Olive Garden, Bahama Breeze, Millers Alehouse, Texas Roadhouse, Joe's Crab Shack, Carrabba's, TGI Fridays, Bonefish Grill and loads more...
