As you enter the villa you are greeted with a fabulous tiled hallway leading off to the dining area on the right and living room directly in front of you. An opening then leads onto the spacious open-plan kitchen, breakfast nook and family room beyond.

Adjacent to the entrance foyer is the attractively decorated dining area with a large dining table with 8 chairs which is ideal for large parties and formal dining.

Views onto front gardens

As you enter the villa you find the living room with views and access directly onto the pool deck. Furnished with a large sofa and an armchair is the perfect place to gaze at the view, chat over the day's events with a drink or watch the wall-mounted LCD Roku TV.

The luxurious kitchen with white quartz countertops, stunning 2-tone blue cabinets and quality appliances has all the amenities including a dishwasher, stove with oven, microwave, refrigerator & freezer with automatic water and ice dispenser, waste disposal, toaster, blender, electric kettle, a filter & pod coffeemaker. Also, we provide every small utensil imaginable, plenty of crockery, cutlery and more.

The breakfast bar with 4 bar stools is ideal for enjoying breakfast or light snacks or just socialising with whoever is preparing a meal in the kitchen.

The pleasant breakfast nook with views overlooking the pool deck and golf course views beyond. There is a round glass-topped table and 4 chairs.

The family room with 2 comfortable reclining cream leather sofas and an armchair offers ample seating for you to relax and watch the large LCD Roku TV. From the family room there is direct access & views onto the pool deck.

This is a very large room that stretches the depth of the villa furnished with a huge white wood king-size bed with matching nightstands and a chest of drawers. The room has a window frontage onto the pool deck as well as private patio door access to the pool area. The bedroom has a wall-mounted LCD Roku TV, a ceiling fan and 2 comfortable armchairs.

The ensuite bathroom is at the other end of the suite to the front aspect of the villa. This has a large walk-in shower, bath, his & hers sinks on either side of the bathroom, and a separate WC. A hairdryer is also supplied.

In between the bedroom and bathroom is a walk-in closet including a safe and dressing area with an inset well-lit make-up table & chair with mirrors above.

This nautical-themed bedroom comes equipped with 2 x twin-sized beds with a matching nightstand and a chest of drawers with LCD Roku TV above. Within the room, we also have a ceiling fan and a built-in wardrobe

Adjacent to the twin bedroom is equipped with a pedestal sink with a round mirror above and a WC.

To the rear of the villa leading from a small lobby off the family room is the 2nd King bedroom. (lockable door to form private suite incorporating the Cabana bathroom).

This bedroom is furnished with a king-sized bed with matching nightstands and a chest of drawers with an LCD Roku TV above. Within the room, we also have a ceiling fan and a built-in wardrobe.

This bathroom serves as the pool bathroom and king bedroom #3 (ensuite by utilising the lockable door). There is a large walk-in shower, built-in sink unit & WC. We also provide a hairdryer.

This bedroom comes equipped with a king-sized bed with matching nightstands and a chest of drawers with LCD Roku TV above. Within the room, we also have a ceiling fan and a large built-in wardrobe.

The king-sized bed can be split into 2 x twin beds if needed - please mention in booking if you require this.

The shared Jack & Jill bathroom serves both bedrooms 4 & 5 and features a double vanity, and lock-off toilet and a fabulous shower with rainfall shower head and handheld shower. We also provide a hairdryer.

This bedroom comes equipped with 2 x twin beds with matching nightstands and a chest of drawers with LCD Roku TV above. Within the room, we also have a ceiling fan and a large built-in wardrobe.

The twin beds can be set as 1 King-sized bed if needed - please mention in booking if you require this.

The laundry room provides a washing machine, tumble dryer, ironing board and iron for your convenience - enabling you to keep your luggage light so there is plenty of room for all those bargain designer clothes from the excellent local outlet malls.

The room then leads to the games room.

The air-conditioned games room is equipped with a variety of activities for all ages and interests. With a pool table, air hockey, foosball, arcade machine, TV and poker table - the kids will never have to complain that there is nothing to do

The enormous lagoon pool has a shallow entry section, ideal for sitting with a little one, and an in ground spa - southwest-facing the wrap-around extended deck (almost 60' long) has fantastic open golf course views. Tall hedges on both sides ensure maximum privacy.

We have provided 6 sun loungers for your sunbathing comfort and a patio table with 6 chairs under a retractable awning providing much welcome shade when needed. There is also comfortable seating comprising 6 armchairs, a bistro set of table and two chairs and 2 footstools under the shady-covered lanai with 2 ceiling fans.

For your relaxation after a hard day at the theme parks, why not indulge yourself in the bubbling built-in spa with a waterfall feature ?

There are handrails to allow for easy access to the pool and spa.

Also on the pool deck is also an outdoor ping pong table.

To prevent small children from wandering into the unsupervised pool there are pool-door alarms on all pool access doors so you know your children are safe.

For the ultimate in alfresco dining experience, we have provided a free stainless steel gas BBQ for use by the poolside. Please note that replacement gas refills are not included but can be purchased for around $20 from the local gas station by Publix or Lowes up the US27.

We provide free high speed DSL WiFi internet access throughout the villa and pool deck.

Free US long distance & local phone calls.

We provide a cot (crib) and highchair - if you require any extra equipment, our management company can provide this for a small additional fee.

Please note that we do not provide bedding for the cot (crib) due to hygiene reasons and that parents usually prefer to bring their own.

All towels and linens are provided although we do ask that no linens be removed from the house. If you plan on travelling to the beach on either coastline, please bring your own beach towels or purchase them locally for very little money.

No need to get stressed on arrival - our villa has an electronic keyless entry system, so if you are delayed at the airport, you can get into the villa anytime of the day or night - no need to travel miles out of your way in unfamiliar territory to collect keys - just pull up on the drive, tap in the numerical code provided and your holiday can begin !!

Our home features a fully monitored alarm & smoke detector system for your security and peace of mind.

Includes toilet paper, a small hand soap in each bathroom, kitchen paper towel, dish soap, laundry and dishwasher detergent, trash bags and cleaning products.

These are starter supplies and replenishments should be purchased by guests. We also supply a small selection of coffee, tea, milk and biscuits for a quick drink before you get a chance to do your main shop!

In place of a security deposit, we charge a one-off $69 or £45 non-refundable insurance premium in addition to the rental costs quoted on the website. On confirming a booking we will add the premium to the money owed and advise of this by email.

For your security and of our property, this villa is equipped with 3 security cameras located as follows:

1. Camera at the front door approach
2. Camera facing the driveway area.
3. Camera facing onto the pool heater & pump equipment to the side of the villa.
4. All cameras are activated by motion and record video and audio remotely.

For your privacy, there are no cameras located inside the villa or around the pool area.

Our villa is maintained by a very responsive and friendly management company located close to resort. This ensures that all our guests receive the most efficient, friendly and personal service 24/7.

It's a 25 - 30 minute walk to Berry Town Center where you will find a Publix with a gas station, Applebee's restaurant, IHOP restaurant, Chinese takeaway, English bar & fish & chips shop, Irish bar, Pizzeria, Thai & Japanese restaurants, bank and more... 

Across the road from Berry Town is a large CVS Pharmacy & Dollar discount store and a Wendys.

There is also a 24hr WalMart Superstore just a 10-minute drive up the US27, or if you travel 9 miles you will find an ALDI store on the US192 which is considerably cheaper than Publix or Walmart.

On the US192 you will find a great selection of popular restaurants within a 15-minute drive including the excellent Manny's Chophouse, Olive Garden, Bahama Breeze, Millers Alehouse, Texas Roadhouse, Joe's Crab Shack, Carrabba's, TGI Fridays, Bonefish Grill and loads more...
