As you enter the villa you are greeted with a fabulous tiled hallway leading off to the master 2 bedroom on the right and the laundry room & games room to the left. The hallway then leads onto the spacious open-plan family room, dining area & kitchen beyond.

The comfortably furnished room with views onto the pool deck offers ample seating on a comfortable L-shaped sectional sofa set and armchair so you all can relax and watch the large wall-mounted LED smart TV and in colder months enjoy the stylish fireplace below the TV.

The door in the corner leads to the pool bathroom and the pool beyond.

This bathroom off the family room serves as the pool bathroom as well as serving the family room. There is a large walk-in shower, pedestal sink & WC.

Adjacent to the family room & kitchen is the beautifully decorated dining area with a large dining table with 10 chairs which is ideal for large parties and formal dining.

The luxury & spacious kitchen with white granite countertops and stainless steel appliances has all the amenities including a dishwasher, stove with oven, microwave, refrigerator & freezer with automatic water and ice dispenser, waste disposal, coffee maker, blender, toaster & electric cordless kettle.

The breakfast bar has 4 bar stools for informal dining & socialising.

The second large master bedroom with its wonderful views over the front gardens has been furnished with a king-sized bed, matching nightstands, a chest of drawers, a built-in wardrobe & wall-mounted LED smart TV.

The connecting spacious ensuite bathroom has a separate walk-in double shower with WC, and a communal white granite countertop with his & hers sinks. We also provide a hairdryer.

This Rapunzel-themed bedroom comes equipped with 2 bunk beds (4 x twins) and a chest of drawers with wall-mounted LED smart TV above. Within the room, we also have a built-in wardrobe.

The laundry room provides a washing machine, tumble dryer, ironing board and iron for your convenience - enabling you to keep your luggage light so there is plenty of room for all those bargain designer clothes from the excellent local outlet malls.

The splendid Super Mario themed games room with cool LED lighting is equipped with a variety of activities for all ages and interests.

With a pool table, air hockey, table foosball, pinball machine, 2 arcade machines and 2 gaming screens with total of 4 gaming chairs - the kids will never have to complain that there is nothing to do.

The large pool with south facing deck gets the sun all day.  We have provided 4 sun loungers for your sunbathing comfort.

Under the shady lanai with 2 ceiling fans, there is a large rectangular patio table with 8 chairs, a round patio table with 4 chairs and a soft seating area (sofa & 2 armchairs) with a coffee table.

For your relaxation after a hard day at the theme parks, why not indulge yourself in the bubbling built-in spa ?

For your privacy whilst in the pool the lower level of the pool cage is fitted with obscure screen.

The removable toddler screen is provided to prevent small children wandering into the unsupervised pool so you know your children are safe.

For the ultimate in alfresco dining experience, we have provided a free gas BBQ for use by the poolside. Please note that replacement gas refills are not included but can be purchased cheaply from the local gas station.

If guests wish to use the gas BBQ, it is their responsibility to clean the grill and replenish the propane tank if needed. A $50 charge will be applied if grills are left uncleaned.

The extraordinary Disney-themed large seating area located at the top of the stairs has a large sofa and 2 armchairs providing comfortable seating to watch the large wall-mounted LED smart TV.

The large master bedroom with its wonderful views over the front gardens has been furnished with a king-sized bed, matching nightstands, a chest of drawers, a large built-in wardrobe, and a large wall-mounted LED smart TV.

We have provided a cot (crib) in this room which can be removed if not needed.

The connecting spacious luxury ensuite bathroom has a bath, a large walk-in double shower, a granite countertop with his & hers sinks and a separate WC. We also provide a hairdryer.

This bedroom with views over the front gardens features a king-sized bed with matching nightstands, a chest of drawers, a built-in wardrobe & wall mounted LED smart TV.

The Jack & Jill bathroom serves both bedrooms 3 & 4 and features a separate walk-in shower cubicle with WC and a communal area with white granite countertop with his & her vanities. We also provide a hairdryer.

This amazing Minions-themed bedroom comes equipped with 2 x bunk beds (4 x twins) sleeping 4 children with a chest of drawers, a wall-mounted LED smart TV, and a built-in wardrobe.

This Marvel Avengers themed bedroom comes equipped with a bunk bed (2 x twins), a chest of drawers, a wall-mounted LED smart TV and a built-in wardrobe.

This bathroom serves bedroom 5 and the loft area and comes with a bath with shower over, WC and built-in sink unit with white granite countertop. We also provide a hairdryer.

This bedroom with views over the pool deck has a queen-sized bed, with matching nightstands, a chest of drawers, a wall-mounted LED smart TV and a built-in wardrobe.

The ensuite bathroom with large walk-in shower, white granite countertop with single vanity and WC. We also provide a hairdryer.

We provide free high speed DSL WiFi internet access throughout the villa and pool deck.

We provide a cot (crib) located in the main master bedroom. We can also provide additional rental baby equipment such as an additional cot (crib) & highchair. Please request these items in the booking form if required and the owner will advise you of the rental cost based on the length of your stay.

Please note that we do not provide bedding for the cot (crib) due to strict Florida hygiene laws, which isn't normally an issue as most parents usually prefer to bring their own.

All towels and linens are provided although we do ask that no linens be removed from the house. If you plan on travelling to the beach on either coastline, please bring your own beach towels or purchase them locally for very little money.

No need to get stressed on arrival - our villa has an electronic keypad entry system, so if you are delayed at the airport, you can get into the villa anytime of the day or night - no need to travel miles out of your way in unfamiliar territory to collect keys - just pull up on the drive, tap in the numerical code provided and your holiday can begin !!

Our home features a fully monitored alarm & smoke detector system for your security and peace of mind.

Our villa is maintained by a very responsive and friendly management company located close to resort. This ensures that all our guests receive the most efficient, friendly and personal service 24/7.

It is only a 13-minute walk to the excellent resort Oasis Club at ChampionsGate with its two pools including a waterpark with splash zone, lazy river, poolside tiki bar with cabanas, hot tubs, tennis, volleyball, and basketball courts, clubhouse bar and restaurant, games room, movie theatre, fitness centre, sundry shop and children's play center. Guests on Champions Gate have free access to this waterpark facility.

The excellent 18-hole championship golf course, pro-shop, restaurant, and bar are just a short drive away.

The ChampionsGate village shops, supermarket and many restaurants & bars are only a 9-minute car journey away off ChampionsGate Blvd.

There is also the Berry Town Centre just 10 minutes up the US27 where you will find even more shops, bars & restaurants to choose from and a Walmart another 7 minutes further north on the US27.
