As you enter the villa you are greeted with a carpeted open plan living space with living room to the front and dining area to the rear of the room. The hallway then leads via arched opening to the kitchen and spacious family room beyond.

As you enter the villa you find the living room with a 3 seater sofa and 2 armchairs - a large window offers pleasant views onto the front gardens.

Adjacent to the living room in the corner is the beautifully decorated dining area with large dining table with 6 chairs and is ideal for large parties and formal dining.

Leading from the dining area via arched opening is the fully fitted kitchen which has all the amenities including dishwasher, stove with oven, microwave, refrigerator & freezer with automatic water and ice dispenser, waste disposal, coffee maker, blender, toaster & kettle.

Adjacent to the kitchen is the breakfast nook with table and 4 chairs plus a bench seat which will comfortably seat 6 persons.

The family room which is set to the rear of the villa with great views over the pool deck through sliding patio doors. 

It is furnished with 2 x black leather sofas, coffee table, 55" LCD cable TV with DVD player & CD Stereo.

The large master bedroom with its wonderful views over the pool deck has been furnished with a king sized bed, matching nightstands, chest of drawers with wall mounted LCD cable TV above, walk-in wardrobe and alarm clock.

The connecting spacious ensuite bathroom has a large Roman bath, walk-in double shower, his & hers sinks and separate WC. We also provide a hairdryer.

The second master bedroom has been furnished with a queen-sized bed, matching nightstands, chest of drawers with wall mounted LCD cable TV above & built-in wardrobe.

This bedroom comes equipped with 2 x twin sized beds with a matching nightstand and chest of drawers with LCD cable TV & DVD player above. Within the room, there is also a large built-in wardrobe.

This bathroom includes a bath with shower over, single vanity unit with hairdryer and WC.

The laundry facilities located in garage/games room and provides a washing machine, tumble dryer, ironing board and iron for your convenience - enabling you to keep your luggage light so there is plenty of room for all those bargain designer clothes from the excellent local outlet malls.

The games room is equipped with a variety of activities for all ages and interest. With pool table, air hockey & table foosball - the kid's will never have to complain that there is nothing to do

The large pool with east facing deck has no rear neighbours. At night you can see the Disney fireworks from the pool deck.

We have provided 6 sun loungers (2 are reclining chairs with footstools) for your sunbathing comfort and a patio table with parasol and 4 chairs to enjoy alfresco dining.

For your relaxation after a hard day at the theme parks, why not indulge yourself in the bubbling built-in spa ?

The removable toddler screen is provided to prevent small children wandering into the unsupervised pool plus a pool-door alarm so you know your children are safe.

For the ultimate in alfresco dining experience, we can provide a gas BBQ for $68/week - please request this in the booking form and we will ensure a clean BBQ with tools and full gas bottle is delivered to the villa.

We provide free high-speed DSL WiFi internet access throughout the villa and pool deck. Just bring your own laptop, tablet or smartphone to connect to internet and email.

We can provide rental baby equipment such as a cot (crib) & highchair. Please request these items in the booking form if required and the owner will advise you of the rental cost based on the length of your stay.

Please note that we do not provide bedding for the cot (crib) due to strict Florida hygiene laws, which isn't normally an issue as most parents usually prefer to bring their own.

All towels and linens are provided although we do ask that no linens be removed from the house. If you plan on travelling to the beach on either coastline, please bring your own beach towels or purchase them locally for very little money.

No need to get stressed on arrival - our villa has a key box, so if you are delayed at the airport, you can get into the villa anytime of the day or night - no need to travel miles out of your way in unfamiliar territory to collect keys - just pull up on the drive, tap in the code and your holiday can begin !!

Our villa is maintained by an excellent local management company who are very efficient, friendly and offer 24 hour emergency support 7 days a week.

Approximately a 9 minutes walk to the excellent resort clubhouse and community pool.

It's a 6-minute drive to Berry Town Center where you will find a Publix with a gas station, Applebee's restaurant, IHOP restaurant, Chinese takeaway, English bar & fish & chips shop, Irish bar, Pizzeria, Thai & Japanese restaurants, bank and more... 

Across the road from Berry Town is a large CVS Pharmacy & Dollar discount store.

There is also a WalMart Superstore just 15 minutes drive up the US27.

On the US192 you will find a great selection of popular restaurants within 20-minute drive including the excellent Manny's Chophouse, Olive Garden, Bahama Breeze, Millers Alehouse, Texas Roadhouse, Joe's Crab Shack, Carrabba's, TGI Fridays, Bonefish Grill and loads more...
