As you enter the villa you are greated with a fabulous tiled hallway with living room to the right, dining room on the left and impressive staircase in front of you. To the left of the staircase, the hallway then leads onto the spacious family room beyond.

As you enter the villa you find the living room with 2 sofas with seating for up to 6. It has a cabinet with large flat screen TV with PlayStation 2.

This beautifully decorated dining room with lovely views over the front garden offers a large French style dining table with 6 chairs and is ideal for large parties and formal dining.

The comfortably furnished open plan family room with direct access & views to pool deck offers ample seating for you to relax and watch the large flat screen TV with DVD.

Luxury kitchen with new granite countertops and quality stainless steel appliances has all the amenities including dishwasher, stove with oven, microwave, refrigerator & freezer with automatic water and ice dispenser, waste disposal, coffee maker, blender, toaster & kettle.

The pleasant breakfast nook with views overlooking the pool deck and golf course views beyond. There is a table and 6 chairs plus an additional 4 bar stools at the breakfast bar.

The laundry room provides a washing machine, tumble dryer, ironing board and iron for your convenience - enabling you to keep your luggage light so there is plenty of room for all those bargain designer clothes from the excellent local outlet malls.

The large master bedroom with it’s wonderful views over the pool deck has been furnished with a king sized bed, matching nightstands, chest of drawers, walk-in wardrobe, flat screen TV, alarm clock and telephone.

The connecting spacious ensuite bathroom has a large walk-in double shower, his & hers sinks and separate WC. We also provide a hair dryer.

This bedroom comes equipped with a queen-sized bed with a matching nightstand, flatscreen cable TV and large built-in wardrobe

The ground floor family bathroom also serves as the pool bathroom and comes equipped with a bath with shower over, WC and built-in sink unit.

At night this bathroom also serves as an 'ensuite' bathroom to adjacent bedroom #6

The large pool with a west facing deck has fantastic open views over the fabulous golf course onto the 13th, 14th, 15th & 17th fairways. 

The pool deck gets full sun from 10am till sunset. For the cooler nights, we provide a gas patio heater.

We have provided 8 sun loungers for your sunbathing comfort and a patio table with 6 chairs under the shady covered lanai with a ceiling-mounted flatscreen TV and ceiling fan.

For your relaxation after a hard day at the theme parks, why not indulge yourself in the bubbling built-in spa ?

To prevent small children from wandering into the unsupervised pool there are pool-door alarms so you know your children are safe.

For the ultimate in alfresco dining experience, we can provide a gas BBQ for $58/week - please request this in the booking form and we will ensure a clean BBQ with tools and a full gas bottle is delivered to the villa.

The second large master bedroom with it’s wonderful views over the front gardens has been furnished with a king sized bed, matching nightstand, chair, chest of drawers, built-in wardrobe, ceiling fan, cable TV and alarm clock.

The connecting spacious ensuite bathroom has a bath with shower over, vanity sink and WC. We also provide a hair dryer.

This bedroom with views over the pool deck comes equipped with 2 x twin sized beds with a matching nightstand, flatscreen cable TV, ceiling fan and large built-in wardrobe.

This bedroom with views over the pool deck comes equipped with 2 x full-sized beds with a matching nightstand table, a large dresser with an armoire mounted flatscreen cable TV, a ceiling fan and a large walk-in closet.

Bedrooms #3, #4 & #5 are served by the remaining family bathroom (between bedrooms #3 & #5). There is a bath with shower over, WC and built-in sink unit with 2 sinks. We also provide a hairdryer.

This bedroom with views over the front gardens comes equipped with 2 x twin sized beds with a matching nightstand and dressing table with mirror. Within the room, we also have a cable TV, ceiling fan and large walk-in wardrobe

We provide free high speed DSL WiFi internet access throughout the villa and pool deck.

We can provide rental baby equipment such as a cot (crib) & highchair. Please request these items in the booking form if required and the owner will advise you of the rental cost based on the length of your stay.

Please note that we do not provide bedding for the cot (crib) due to strict Florida hygiene laws, which isn't normally an issue as most parents usually prefer to bring their own.

All towels and linens are provided although we do ask that no linens be removed from the house. If you plan on travelling to the beach on either coastline, please bring your own beach towels or purchase them locally for very little money.

No need to get stressed on arrival - our villa has a key box, so if you are delayed at the airport, you can get into the villa anytime of the day or night - no need to travel miles out of your way in unfamiliar territory to collect keys - just pull up on the drive, tap in the code and your holiday can begin !!

Our villa is maintained by a very responsive and friendly management company located close to resort. This ensures that all our guests receive the most efficient, friendly and personal service 24/7.

It's a 20 - 25 minutes walk to Berry Town Center where you will find a Publix with a gas station, Applebee's restaurant, IHOP restaurant, Chinese takeaway, English bar & fish & chips shop, Irish bar, Pizzeria, Thai & Japanese restaurants, bank and more... 

Across the road from Berry Town is a large CVS Pharmacy & Dollar discount store.

There is also a 24hr WalMart Superstore just 10 minutes drive up the US27, or if you travel 13 miles south on the US27 you will find an ALDI store.

On the US192 you will find a great selection of popular restaurants within a 15-minute drive including the excellent Manny's Chophouse, Olive Garden, Bahama Breeze, Millers Alehouse, Texas Roadhouse, Joe's Crab Shack, Carrabba's, TGI Fridays, Bonefish Grill and loads more...
