As you enter the spacious 1825 sqft villa you are greeted with a fabulous tiled hallway leading off to the kitchen & dining area on the right and the laundry room, games room & cloakroom to the left. The hallway then leads onto the spacious family room beyond.

The fully equipped kitchen with good quality stainless steel appliances including a full-height fridge freezer with ice-maker & water dispenser, dishwasher, full-size oven, microwave and waste disposal unit, toaster, electric kettle & coffee maker.

To the back of the kitchen is the pleasant breakfast nook seating 3 with attractive views over the front gardens.

Located in a cosy alcove off the family room, this beautifully decorated room with views onto the pool deck, offers a large dining table with 6 chairs and is ideal for large parties and formal dining.

There is an open arched opening through to the kitchen to make serving a meal easier.

The family room with views and access onto the pool deck has an antique pine entertainment centre complete with a large LCD cable TV & a DVD player. For your comfort, there are 2 sumptuous reclining leather sofas and a ceiling fan.

Located next to the laundry room and is equipped with a single vanity and WC

The master bedroom with views overlooking the pool area to the golf course, equipped with a king-sized bed with matching nightstands, cabinet mounted LCD cable TV with DVD player, dresser with mirror.  

The ensuite bathroom has a large double walk-in shower, his 'n' hers sink units, WC and large walk-jn wardrobe.

The laundry room is fitted with a washing machine and tumbler dryer, ironing board, iron, airer and vacuum cleaner. Separate towels for use by the pool are also stored here.

The games room is equipped with a variety of activities for all ages and interest. With table tennis, table foosball and cabinet mounted LCD TV - the kid's will never have to complain that there is nothing to do.

The large pool with north-east facing extended deck has fantastic open views over the fabulous golf course.  We have provided 4 sun loungers for your sunbathing comfort and a patio table with 4 chairs under the shady covered lanai.

To prevent small children wandering into the unsupervised pool there are pool-door alarms so you know your children are safe.

For the ultimate in alfresco dining experience, we have provided a free gas BBQ for use by the poolside. Please note that replacement gas refills are not included but can be purchased cheaply from the local gas station.

This bedroom features a king-sized bed with matching nightstands, chest of drawer with mirror & LCD cable TV/DVD above, alarm clock, ceiling fan & built-in wardrobe.

This bedroom comes equipped with a bunk bed (twin over full-size) with a matching nightstand and chest of drawers with mirror, TV & DVD player above. Within the room, we also have an alarm clock, ceiling fan and walk-in wardrobe.

This bedroom comes equipped with 2 x twin sized beds with a matching shared nightstand, ceiling fan and walk-in wardrobe.

All 3 upstairs bedrooms are served by the remaining family bathroom which has a bath with shower over, WC and built-in sink unit.

We provide free high speed wireless WiFi internet access throughout the villa and pool deck.

Free US and Canada long distance & local phone calls.

We provide a highchair - if you require any extra equipment, our management company can provide this for a small additional fee.

Please note that we do not provide bedding for the cot (crib) due to hygiene reasons and that parents usually prefer to bring their own.

All towels and linens are provided although we do ask that no linens be removed from the house. If you plan on travelling to the beach on either coastline, please bring your own beach towels or purchase them locally for very little money.

No need to get stressed on arrival - our villa has an electronic keyless entry system, so if you are delayed at the airport, you can get into the villa anytime of the day or night - no need to travel miles out of your way in unfamiliar territory to collect keys - just pull up on the drive, tap in the numerical code provided and your holiday can begin !!

Our villa is maintained by a very responsive and friendly management company located within the resort. This ensures that all our guests receive the most efficient, friendly and personal service 24/7.

In place of a security deposit, we charge a one-off $75 non-refundable insurance premium in addition to the rental costs quoted on the website. On confirming a booking we will add the premium to the money owed and advise of this by email.

We prefer payment in US DOLLARS, however if you request a quote in BRITISH POUNDS and you decide to book, you will be advised that the prices will be converted into US DOLLARS where you will have the opportunity to review the US DOLLAR prices and if happy, accept them before proceeding with the online booking.

The golf clubhouse is around a 6-minute walk away where you can go to book a round of golf on the excellent golf course.

The community pool, tennis courts and children play area are literally across the road from the golf clubhouse.

It's a 20 - 25 minutes walk to Berry Town Center where you will find a Publix with a gas station, Applebee's restaurant, IHOP restaurant, Chinese takeaway, English bar & fish & chips shop, Irish bar, Pizzeria, Thai & Japanese restaurants, bank and more... 

Across the road from Berry Town is a large CVS Pharmacy & Dollar discount store.

There is also a 24hr WalMart Superstore just 10 minutes drive up the US27, or if you travel 13 miles south on the US27 you will find an ALDI store.

On the US192 you will find a great selection of popular restaurants within a 15-minute drive including the excellent Manny's Chophouse, Olive Garden, Bahama Breeze, Millers Alehouse, Texas Roadhouse, Joe's Crab Shack, Carrabba's, TGI Fridays, Bonefish Grill and loads more...
