As you enter the villa you are greeted with a partially tiled hallway leading off to the twin bedrooms and shared family bathroom on the left and the second master bedroom to the right. The carpeted hallway then leads to the spacious family room, kitchen & dining area beyond.

The comfortably furnished room with direct access & views to the pool deck offers ample seating for you to relax and watch the large LCD cable HDTV.

Luxury kitchen has all the amenities including dishwasher, stove with oven, microwave, refrigerator & freezer with automatic water and ice dispenser, waste disposal, coffee maker, blender, toaster & kettle.

The breakfast bar with 3 bar stools is ideal for breakfast & informal snacks

The laundry room off the kitchen, provides a washing machine, tumble dryer, ironing board and iron for your convenience - enabling you to keep your luggage light so there is plenty of room for all those bargain designer clothes from the excellent local outlet malls.

The dining area with lovely views over the pool deck and conservation woodland beyond provides a glass-topped dining table with 6 chairs and is ideal for formal dining. There is a direct access onto the pool deck via alarmed patio doors.

The Master 1 bedroom has a king-sized bed, walk-in wardrobe, bedside cabinets, large dresser and mirror above. Within the room, there is also a wall-mounted LCD cable TV & ceiling fan.

The bespoke ensuite features a 'his & hers' sink unit, a large corner bath, a walk-in shower & WC. You even have direct access from this ensuite to the poolside. There is also a hairdryer.

The Master 2 bedroom features a queen-sized bed with the same bedroom furniture as above. There is also an LCD cable TV & ceiling fan.

The second ensuite has a bath with a shower over, a WC and built-in sink unit which contains a hairdryer.

This bedroom comes equipped with 2 x twin-sized beds with a matching nightstand and chest of drawers, and a large built-in wardrobe. Within the room, there is also a wall-mounted LCD cable TV & ceiling fan.

This bedroom with views onto the front garden comes equipped with 2 x twin-sized beds with a matching shared nightstand and chest of drawers and a large built-in wardrobe. Within the room, there is also a wall-mounted LCD cable TV & ceiling fan.

Both bedrooms 3 & 4 are served by the remaining family bathroom (between the 2 bedrooms). There is a bath with shower over, WC and built-in sink unit. We also include a hairdrier.

The games room is equipped with a variety of activities for all ages and interests. With a pool table, table foosball and sofa for waiting players - you will never have to complain that there is nothing to do. 

The 23' x 13' pool with west facing deck has fantastic conservation woodland views and wonderful sunsets.

We have provided 3 sun loungers for your sunbathing comfort and a patio table with 4 chairs under the shady covered lanai with a ceiling fan. An additional footstool combined with one of the chairs doubles up as an additional sun lounger.

The removable toddler screen is provided to prevent small children from wandering into the unsupervised pool plus a pool-door alarm so you know your children are safe.

For the ultimate in alfresco dining experience, we can provide a gas BBQ for $85/week - please request this in the booking form and we will ensure a clean BBQ with tools and a full gas bottle is delivered to the villa. The BBQ is supplied clean with a full bottle of gas and tools and is taken away and cleaned.

We can provide rental baby equipment such as a cot (crib) & highchair. Please request these items in the booking form if required and the owner will advise you of the rental cost based on the length of your stay.

We provide free high-speed DSL WiFi internet access throughout the villa and pool deck. Just bring your own laptop, tablet or smartphone to connect to internet and email.

No need to get stressed on arrival - our villa has an electronic keyless entry system, so if you are delayed at the airport, you can get into the villa anytime of the day or night - no need to travel miles out of your way in unfamiliar territory to collect keys - just pull up on the drive, tap in the numerical code provided and your holiday can begin !!

Our home features a fully monitored alarm & smoke detector system for your security and peace of mind.

We also provide a safe for your valuables.

In place of a security deposit, we charge a one-off $65 non-refundable insurance premium in addition to the rental costs quoted on the website. On confirming a booking we will add the premium to the money owed and advise of this by email.

Our villa is maintained by a very responsive and friendly management company located close to resort. This ensures that all our guests receive the most efficient, friendly and personal service 24/7.

It's a 15-minute walk to Berry Town Center where you will find a Publix with a gas station, Applebee's restaurant, IHOP restaurant, Chinese takeaway, English bar & fish & chips shop, Irish bar, Pizzeria, Thai & Japanese restaurants, bank and more... 

Across the road from Berry Town is a large CVS Pharmacy & Dollar discount store.

There is also a 24hr WalMart Superstore just 10 minutes drive up the US27, or if you travel 13 miles south on the US27 you will find an ALDI store.
