As you enter the villa you are greated with a fabulous tiled hallway with living room directly in front of you and attractively decorated dining room to your right. The hallway then leads onto the spacious open plan kitchen & family room beyond.

The dining room is located to the front of the villa to the right off the entrance foyer and comfortably seats 6 persons. There is direct access to the kitchen via an arched opening.

Upon entering our villa there is a nice open living room overlooking the pool that is quiet and perfect for anyone needing a space from some of the "hustle and bustle". There are 2 comfortable arm chairs and 2 upholstered wicker chairs, where you can put your feet up and relax or get lost in a book or catch up on your social media.

Leading from the living room you find the fully equipped kitchen with Corian countertops, large American fridge/freezer with ice and water dispenser there are also a waste disposal unit, electric cooker/hob, microwave, dishwasher, coffee maker, kettle, toaster.

We have provided everything you could possibly need, including are a large range of quality tableware, glasses and cutlery as well as a full set of high standard patio plastic wares for use by the poolside.

The adjacent breakfast nook is located next to the kitchen and family room with dual aspect views onto the pool deck and provides seating for 4 persons.

The family room with ample comfortable seating, overlooks the pool with direct access via patio door. There is a large LCD cable TV in the family room with DVD player. The latest DVD's can be easily rented from the local Walmart.

There are 2 large comfy sofas and a matching armchair making plenty of seating for everyone, to relax and catch a movie togeather.

For your comfort and convenience there is also a fully equipped utility room incorporating all new full size front loading washing machine, tumble dryer, iron & ironing board and vacuum cleaner. This will allow you to pack the bare minimum of clothing so that you can fill up your cases on the way home with all those designer clothes from the many shopping malls.

The Master 1 bedroom has a king size bed with walk-in wardrobe, bedside cabinets, and large dresser with mirror & LCD TV. There is a separate sitting area with direct access to the pool deck, features 2 comfy chairs.

The en-suite features a large bath, "his & hers" sinks with large mirrors over, separate toilet, oversized walk-in shower and hairdryer.

The Master 2 bedroom has a queen sized bed with single nightstand, chest of drawers and LCD TV.

The cabana en-suite bathroom with direct access to pool deck, also serves as the pool bathroom and has a walk in shower, toilet, built-in vanity unit.

This bedroom has twin beds with matching nightstand, chest of drawers, large wardrobe and LCD TV.

Bedrooms 3 & 4 are served by third bathroom with a bath with shower over, toilet and built-in vanity unit.

The games room is equipped with a variety of activities for all ages and interest. With table tennis, air hockey, table foosball and basketball game - you will never have to complain that there is nothing to do

The large pool with oversize south west facing deck has peaceful pine woodland views.  We have provided 3 sun loungers and 3 reclining chairs for your sun bathing comfort and a patio table with 6 chairs under the shady covered lanai with ceiling fan.

To prevent small children wandering into the unsupervised pool there are pool-door alarms so you know your children are safe.

For the ultimate in alfresco dining experience, we can provide a gas BBQ for $58/week - please request this in the booking form and we will ensure a clean BBQ with tools and full gas bottle is delivered to the villa.

We provide free high speed protected DSL WiFi internet access throughout the villa and pool deck.

Free US long distance & local phone calls.

We can provide rental baby equipment such as a cot (crib) & highchair. Please request these items in the booking form if required and the owner will advise you of the rental cost based on the length of your stay.

Please note that we do not provide bedding for the cot (crib) due to strict Florida hygiene laws, which isn't normally an issue as most parents usually prefer to bring their own.

All towels and linens are provided although we do ask that no linens be removed from the house. If you plan on travelling to the beach on either coastline, please bring your own beach towels or purchase them locally for very little money.

No need to get stressed on arrival - our villa has a key box, so if you are delayed at the airport, you can get into the villa anytime of the day or night - no need to travel miles out of your way in unfamiliar territory to collect keys - just pull up on the drive, tap in the code and your holiday can begin !!

Our home features a fully monitored alarm & smoke detector system for your security and peace of mind.

We also provide a safe for your valuables.

Our villa is maintained by a very responsive and friendly management company located close to resort. This ensures that all our guests receive the most efficient, friendly and personal service 24/7.

It's a 15 - 20 minutes walk to Berry Town Center where you will find a Publix with a gas station, Applebee's restaurant, IHOP restaurant, Chinese takeaway, English bar & fish & chips shop, Irish bar, Pizzeria, Thai & Japanese restaurants, bank and more... 

Across the road from Berry Town is a large CVS Pharmacy & Dollar discount store.

There is also a 24hr WalMart Superstore just 10 minutes drive up the US27, or if you travel 13 miles south on the US27 you will find an ALDI store.

On the US192 you will find a great selection of popular restaurants within a 15-minute drive including the excellent Manny's Chophouse, Olive Garden, Bahama Breeze, Millers Alehouse, Texas Roadhouse, Joe's Crab Shack, Carrabba's, TGI Fridays, Bonefish Grill and loads more...
