As you enter the villa you are greeted with a fabulous tiled hallway leading off to the second master bedroom to the left and games room to the right.

The hallway then leads to the kitchen and spacious family room / dining area beyond.

Luxury chef's kitchen with granite counter tops and quality stainless steel appliances has all the amenities including dishwasher, stove with oven, microwave, refrigerator & freezer with automatic water and ice dispenser, waste disposal, coffee maker, blender, toaster & kettle.

The breakfast bar comes with 4 bar stools to offer an informal dining space.

The comfortably furnished room with great views onto the pool deck offers ample seating for you to relax and watch the wall-mounted 55"Smart HDTV with DVD player.

Adjacent to the family room in the corner is the beautifully decorated dining area with large dining table with 10 chairs and is ideal for large parties and formal dining.

Sliding patio doors lead out onto the pool deck.

The large master bedroom has been furnished with a king sized bed, matching nightstands, chest of drawers with a wall-mounted 40" Smart HDTV above, walk-in wardrobe, alarm clock and ceiling fan.

The connecting spacious ensuite bathroom has a large spa bath, large walk-in double shower, his & hers sinks and separate WC. We also provide a hairdryer. 

This bathroom also serves as the pool bathroom during the day.

The second master bedroom with its wonderful views over the front gardens has been furnished with a king sized bed, matching nightstands, chest of drawers with wall-mounted 40" Smart HDTV above, built-in wardrobe, alarm clock and ceiling fan.

The connecting spacious ensuite bathroom has a walk-in double shower, his & hers vanity unit and WC. We also provide a hairdryer.

This bathroom is configured as a Jack & Jill and so also serves as a family bathroom during the day.

The superb games room is equipped with a variety of activities for all ages and interest. With air hockey, table foosball, 2 PS4's with wall mounted LCD TV's and 4 Rocker Pro Chairs - you will never have to complain that there is nothing to do

The large pool with west facing deck has fantastic open views with no rear neighbours.  We have provided 4 sun loungers for your sunbathing comfort and a patio table with 6 chairs under the shady covered lanai with 2 ceiling fans.

For your relaxation after a hard day at the theme parks, why not indulge yourself in the bubbling built-in spa ?

The removable toddler screen is provided to prevent small children wandering into the unsupervised pool so you know your children are safe.

For the ultimate in alfresco dining experience, we have provided a free gas BBQ for use by the poolside. Please note that replacement gas refills are not included but can be purchased cheaply from the local gas station.

The large seating area located at the top of the stairs has a white leather 2 seater sofa and a wall-mounted 55" Smart TV which is an ideal place to escape the buzz and excitement of downstairs, for some real relaxation time. 

Serving the loft area and bedrooms 8 & 9, this family bathroom has a bath with shower over, WC and built-in sink unit. We also provide a hairdryer.

This bedroom comes equipped with 2 twin sized beds with matching nightstand, chest of drawers with wall-mounted Smart TV above, ceiling fan and walk-in wardrobe.

The shared Jack & Jill bathroom serves both bedrooms 3 & 4 directly plus bedroom 7 off the landing and features a walk-in shower cubicle, double vanities, and WC. We also provide a hairdryer.

The laundry facilities located in a cupboard at the top of the stairs and provides a washing machine, tumble dryer, ironing board and iron for your convenience - enabling you to keep your luggage light so there is plenty of room for all those bargain designer clothes from the excellent local outlet malls.

We provide free high-speed DSL WiFi internet access throughout the villa and pool deck. Just bring your own laptop, tablet or smartphone to connect to internet and email.

We can provide rental baby equipment such as a cot (crib) & highchair. Please request these items in the booking form if required and the owner will advise you of the rental cost based on the length of your stay.

Please note that we do not provide bedding for the cot (crib) due to strict Florida hygiene laws, which isn't normally an issue as most parents usually prefer to bring their own.

All towels and linens are provided although we do ask that no linens be removed from the house. If you plan on travelling to the beach on either coastline, please bring your own beach towels or purchase them locally for very little money.

No need to get stressed on arrival - our villa has an electronic keyless entry system, so if you are delayed at the airport, you can get into the villa anytime of the day or night - no need to travel miles out of your way in unfamiliar territory to collect keys - just pull up on the drive, tap in the unique numerical code provided and your holiday can begin !!

It is only an 8-minute walk to the excellent resort Oasis Club at ChampionsGate with its two pools including a waterpark with splash zone, lazy river, poolside tiki bar with cabanas, hot tubs, tennis, volleyball, and basketball courts, clubhouse bar and restaurant, games room, movie theatre, fitness centre, sundry shop and children's play center. Guests on Champions Gate have free access to this waterpark facility.

The excellent 18-hole championship golf course, pro-shop, restaurant, and bar are just a short drive away.

The ChampionsGate village shops, supermarket and many restaurants & bars are only a 9-minute car journey away off ChampionsGate Blvd.

There is also the Berry Town Centre just 10 minutes up the US27 where you will find even more shops, bars & restaurants to choose from and a Walmart another 10 minutes further north on the US27.
